A multi-faceted Real Estate marketplace approach has been assimilated by the members of the GBM team. Approaches have included, but are not limited to, Acquisitions, Development, Design, Construction, Redesign, Rehab, Repurposing, Conversion of Usage and Structure, Market Analysis, Marketing & Sales. These procedures include all types of Real Estate venues - land, single and multi-family residential, apartments, apartments converted to condominiums, commercial, retail, and mixed-use construction and development, hospitality venues, hotels, hotel conversions to condominiums, and the evolution of high-end luxury homes and resort development, management, rental, marketing, and sales.
Looking forward, GBM seeks to leverage its acquired experience and skill set on a deal-by-deal basis, including a selection of demographically rich luxury market locations. Specific property selections within an identified market location would be subject to those best suited to maximize market penetration of existing high-end inbound traffic flow and lead generation programs. The identified luxury properties, and the positioning of a property within the marketplace, would be accomplished through highly targeted lead generation programs. GBM would closely monitor luxury rental, marketing, and property management programs. We can ensure regular operational and financial reporting necessary to maximize performance and profitability.
The GBM team has acquired significant experience in the acquisition, management, marketing and sale of business enterprises, both concurrent with and housed within its real estate acquisitions, and as stand-alone independent ventures, including point of retail sale operations within the hospitality industry, independent hotel operations, food and beverage operations, extensive marketing service operation and the facilitation of Mergers & Acquisitions within Publicly Traded Companies. On a go-forward basis, GBM would seek to acquire and facilitate the Merger/Acquisition of existing business entities.
The GBM team has historically successful experience structuring Joint Ventures for business, real estate, hospitality, luxury housing, and rental enterprises. GBM is employing its collective expertise to target select locations and projects designed to accommodate Joint Venture structures with potential investors. GBM would assume responsibility for project management from the pre-acquisition market analysis through all phases of Due Diligence, Management, Marketing, Sales, and final disposition utilizing its status as Licensed Realtors.
Target Markets would include the Luxury Single Family market for selective acquisition, efficient/effective rehab, followed by either an immediate marketing/sale for the immediate gain program, entry into the lucrative short or long-term luxury rental program, or a combination of both strategies to maximize short- and long-term gain.
Additional Target Markets would include the acquisition of underutilized hospitality venues in select demographic locations, suitable for cost-effective rehab, repositioning in the marketplace, then marketed and sold as a favorable cap-rated hospitality venue. An optional outcome would be preparing this candidate for a condotel sale.
These projects would utilize the unique skill set available through GBM to maximize potential JV returns.
